How we handle water damage in Toronto homes and condos

Most of the calls we take start the same way: someone is standing in a basement with wet socks, listening to a pump or a drip and wondering how far the water has gone. Our crew does the work itself. We do not pass the job along, so the person who looks at your wet drywall is the person who decides how it gets dried.

Toronto has a mix of buildings that fail in different ways. Older brick semis and detached homes have stone or block foundations and clay weeping tile that can let water in during a storm. Newer houses have finished basements with carpet and drywall right down to the slab. Condos bring ceiling leaks, burst supply lines and water moving from one unit to the next.

Shut-off advice by phone

Why Choose Us

Here is how we run a water damage job, from the first phone call to the last moisture reading.

A person answers, any hour

Our phone line is answered 24 hours a day, 7 days a week, because pipes burst at 3am and sump pumps quit during storms. You get shut-off guidance while you are still on the line, so the water stops spreading before anyone arrives.

We find the wet areas first

Water travels behind baseboards, under flooring and up drywall. A moisture meter and thermal camera show where it actually went, which means we dry the whole wet area and do not remove materials that only look damaged.

Equipment sized to the job

A small kitchen leak and a flooded basement need very different setups. We choose extractors, pumps, air movers and low-grain refrigerant dehumidifiers based on how much water there is, how long it sat and what it soaked.

Documentation you can hand over

Photos, wet-area notes and daily drying readings are recorded for the file. If you are making a claim through your home insurance, you have a clear record of what happened and how drying progressed. What your policy covers is between you and your insurer.

What to expect, start to finish

1

Call and shut-off guidance

Call (226) 639-7972 and tell us what you see. We walk you through shutting the main water valve, staying out of water near outlets, and moving valuables up off the floor while we plan the job.

2

Inspection and moisture mapping

We photograph the damage, then check walls, floors and ceilings with a moisture meter and thermal camera. We work out where the water came from, how far it spread, and what needs to come out. The price is explained on site before we start.

3

Water extraction

Submersible pumps and truck-mounted or portable extractors pull out standing water and soaked carpet and underlay. Wet baseboard and insulation are removed, and drywall is cut out at 2 or 4 feet when moisture has climbed the wall.

4

Drying and monitoring until dry

Air movers and low-grain refrigerant dehumidifiers go in and run. We come back to take moisture readings and log them, adjusting equipment as needed, and we only pull it out once the materials reach a dry standard.

Water Damage Repair FAQs: Toronto

Still have questions? We're happy to talk it through.

(226) 639-7972
+ What should I do first when my basement floods?
Shut off the main water valve if a pipe is the cause (it is usually near the front wall where the line enters the basement). Stay out of standing water that could reach outlets or the panel, switch off power only if the panel is dry and safe to reach, and move valuables upstairs. Then call us on (226) 639-7972.
+ What should I do if a pipe bursts in my Toronto home at night?
Call us any time. The phone is answered 24 hours a day, 7 days a week. On the call we will tell you how to shut off the main water valve, usually near the front wall of the basement where the line enters. Stay out of standing water near outlets. Then our crew starts emergency water extraction and drying. For water damage in Toronto, the sooner the water is out, the less it spreads. Call (226) 639-7972.
+ How long does structural drying take, and what changes it?
Drywall and framing often dry in several days, while hardwood, plaster and concrete take longer. How much water there was, how long it sat, the humidity in the house and how much material is wet all change the timeline. We log moisture readings and stop only when materials reach dry standard.
+ Does wet drywall have to come out?
Not always. Drywall hit by clean water and dealt with quickly can sometimes be dried in place, which we confirm with readings. If it has been wet for days, has soaked insulation behind it, or is swollen and crumbling, it is cut out, usually at 2 or 4 feet.
+ How much does water damage restoration cost in Toronto?
It depends on the job. There is no one price we can quote by phone. Cost follows the amount and category of water (clean supply line or sewer backup), wet square footage, what soaked (carpet, drywall, hardwood, insulation), how long it sat, access (basement stair, high-floor condo), days of dehumidifiers and air movers, and flood cuts at 2 or 4 feet. We explain the price on site before work starts, with photos and moisture readings documented for your insurance claim. Call (226) 639-7972.
+ Will my home insurance cover water damage?
It depends on your policy and on the cause of the water, for example a burst pipe, a sewer backup or surface flooding are often treated differently. We document the damage with photos and moisture readings so you have a record for your claim, but we cannot say what your insurer will decide.
+ In a condo, is the unit owner or the condo corporation responsible?
In Ontario it depends on where the water came from and what was damaged. Pipes and structure in common elements are generally the corporation's, while finishes inside your unit are often yours. Check your condo's declaration and ask the corporation's insurer, and we will document the damage either way.
+ Can I use a shop vac to get the water out?
A shop vac is fine for a small spill of clean water on a hard floor, away from outlets. It will not handle standing water in a basement, it will not dry what has soaked into drywall or subfloor, and it is a shock risk if water is near power.
+ What areas do you serve?
We serve the City of Toronto, including North York, Scarborough, Etobicoke, East York and Downtown. We also work in Mississauga, Brampton, Vaughan, Markham, Richmond Hill, Oakville, Pickering and Ajax. Call (226) 639-7972 any time.
